How to Get Started

Once you’ve started thinking about selling your property, we’d love to work with you on the following:

  1. Developing a pricing plan: Choosing a list price for your home is a big deal and we want to work with you on the best approach. We will start by pulling data and sales information for properties near yours with similar specifications (number of bedrooms, bathrooms, square footage, etc.) to see how long they were on the market, what they sold for, and when. This gives us a great idea about how much buyers are currently paying for similar properties. We call this a comparative market analysis (or CMA for short).  
  2. Developing a timeline: We will work with you to develop a calendar of key dates for the transaction process, including when you’d like to have your property sold, when to list, when to have photos taken, etc. 
  3. Getting market ready: We know we make it look easy to sell your house (they tend to go fast when we list them!), but that’s because we put a lot of effort into marketing your home BEFORE it lists. We spend a lot of time crunching data on similar home sales, identifying your marketing advantage points, getting high quality materials put together to catch buyers’ eyes, and more.

Marketing Advantage

One place where we really shine is in the marketing advantage we provide our clients, and it’s why our listings sell so quickly. Below are some of the key features you have access to when you list your property with us. 

  • Staging consultation and décor: We have an eye for design and we like to work with you to make sure your home shows in its best light. We will walk through each room with you and look at it through the eyes of a buyer and provide you with recommendations to get it listing ready. These will include furniture placement, clutter removal, décor items (we have some we can bring in) and more. 
  • High quality photos: They say a photo is worth 1,000 words, and when it comes to selling your place, it is worth even more. Photos are where buyers will first decide if they are interested in potentially buying your home, which is why we go all out. We work with high quality photography professionals to capture your home from all the right angles.
  • Video: Did you know videos have a much higher view rate than just a normal photo? They really tell the story of your home and can increase the engagement your listing gets. That’s why we contract with a videographer to create the perfect narrative about your place with video. 
  • Floor plans: A floor plan is so important! First, it helps buyers identify whether your home could be their perfect fit. But more than that, it helps you. Why? Well without a floor plan people can’t really understand the flow of your home and whether it could fit their needs. By providing a floor plan, you are less likely to have people walk through who aren’t going to be serious buyers, which saves you from leaving your home for viewings that likely won’t result in an offer. 
  • Post cards: who do your neighbors know? We’d like to ask! Often your neighbors become some of the best advocates for sharing about your listing with their friends, family, and social network. That’s why we like to give them the heads up with a post card about your listing so they can spread the word. 
  • Listing Visibility:  We make sure your listing is visible in both the realtor listing service all Portland area agents access (RMLS), but also in the most popular apps as well. These apps auto-feed information from the RMLS database, and to be honest, sometimes they get it wrong. To fix that, we manually go back through and update their data in the apps to make sure we have your best advertising foot forward everywhere.
