Purchasing New Builds: Why You Still Need YOUR Realtor

New build developments seem like a pretty easy “do it yourself” scenario. You can tour a model home, pick out a floor plan and finishes, and lock down a lot in the subdivision on a weekend visit. But did you know that you can bring your realtor with you? Builders often offer a buyer agent commission, which means you can have your own advocate with you for no out of pocket expense.

With new construction home purchases, the builder’s agent works for them (not you). Having your agent present helps make sure you get the best deal and terms on your purchase. Builders often use their own purchase contracts, which can be different than the standard forms used in the states of Oregon and Washington. This makes it easier for them to build in more favorable terms for themselves when it comes to earnest money release, inspection options, and how they handle increases in material costs.

Even with a new construction home, you will still want to have an inspection done by a third-party home inspector. A builder walk through is designed to look for things like paint scuffs, nail holes, missing trim, etc. A home inspection will check the roof, crawl space, and the “nuts and bolts” of your new home. And spoiler alert – not all new builds have a clean inspection report.
